Residential developer Assetz has partnered with Fairlark Sagar Enterprises Centroid Pvt. Ltd. to develop a 10-acre residential project at KIADB Hardware Park in North Bengaluru, adding to the city’s growing pipeline of housing developments near major infrastructure and employment hubs.
The proposed project will have a saleable built-up area of at least 1.68 million sq. ft. The companies have not yet disclosed the project’s final design, apartment configurations, pricing or launch schedule.
The partnership marks another development in the KIADB Hardware Park micro-market, where proximity to Kempegowda International Airport and the expansion of aerospace, technology and advanced manufacturing activities are supporting residential interest.
North Bengaluru attracts residential investment
The project site is approximately 15 minutes from Kempegowda International Airport, placing it within a corridor that has attracted companies across technology and industrial sectors. Shell India Markets, SAP Labs and Boeing have facilities in the surrounding region, contributing to the area’s employment base.
Connectivity is another factor shaping the location’s residential appeal. The wider corridor has road links towards Devanahalli, Bagalur, Budigere Cross and Old Madras Road, with connections to East Bengaluru and Whitefield. The Satellite Town Ring Road is expected to strengthen links between northern and eastern growth centres.
Upcoming public transport infrastructure could also influence the area’s development. The Namma Metro Blue Line and the under-construction Bagalur Cross Metro Station are expected to improve connectivity, although the project’s final accessibility will depend on the progress and commissioning of these transport links.
The surrounding area also has access to educational and healthcare institutions, while additional retail and lifestyle facilities are being developed to serve its expanding residential population.
Second project between the partners
The latest agreement follows Assetz and Fairlark’s earlier project, Assetz Sora & Saki, extending their collaboration in North Bengaluru.
Assetz executive director Sunil Pareek said the 10-acre land parcel would allow the developer to plan an integrated residential development focused on design and execution. Fairlark managing director Madhav Raju highlighted the importance of location, housing quality and customer experience in residential development.
The companies have not announced further details about the proposed project.
Assetz strengthens its development pipeline
Assetz has been expanding its residential portfolio across Bengaluru, with an emphasis on design, planning and sustainability. As of August 31, 2026, its portfolio comprised more than 50 projects spanning over 50 million sq. ft. and over 22,000 residential units.
The new project adds to this pipeline as North Bengaluru continues to attract development interest linked to airport connectivity and industrial expansion. Its eventual market positioning will depend on the final housing mix, pricing and delivery plans.
For the local property market, the partnership signals continued developer interest in residential land around KIADB Hardware Park, where employment growth and transport infrastructure are important factors in shaping future housing demand.
