Puravankara Limited has signed a Joint Development Agreement (JDA) for a 12.76-acre land parcel in Sathanur, North Bengaluru, adding another residential project to its development pipeline. The proposed project has an estimated Gross Development Value (GDV) of ₹2,500 crore and a saleable area of approximately 1.90 million square feet.
The agreement strengthens the Bengaluru-based real estate developer’s presence in the city’s residential market, where the company continues to pursue land additions in locations with potential for future housing development.
Sathanur Project Adds to Bengaluru Portfolio
The Sathanur land parcel offers Puravankara an opportunity to develop a sizeable residential project in North Bengaluru. According to the company, the proposed development will cover around 19 lakh square feet of saleable area.
The project is part of Puravankara’s strategy to expand its development pipeline while maintaining capital efficiency. The company has not disclosed a project launch date, residential configuration or pricing details for the Sathanur development.
Managing Director Ashish Puravankara said the agreement reflects the company’s approach of adding land parcels that offer scale and long-term development potential. Mallanna Sasalu, CEO-South, said the company intends to focus on planning, product quality, approvals and execution.
Puravankara’s FY27 Expansion Pipeline
The Sathanur agreement is among eight project additions announced by Puravankara for the 2026–27 financial year so far. Together, these projects represent a development potential of approximately 12.64 million square feet and an estimated GDV of ₹16,600 crore across Bengaluru, Mumbai and Delhi-NCR.
Bengaluru accounts for six land additions, including Sathanur, Mandur, Doddagubbi, Sanna Ammanikere, Sarjapur and South-East Bengaluru. These projects collectively offer a development potential of around 7.02 million square feet, with an estimated GDV of ₹8,800 crore.
Outside Bengaluru, Puravankara has added a redevelopment project in Goregaon West, Mumbai, with an estimated GDV of ₹2,600 crore and around 1.05 million square feet of saleable area. The company has also secured a land parcel in Greater Noida, Delhi-NCR, with a development potential of 4.57 million square feet and an estimated GDV of ₹5,200 crore.
What the Agreement Means for Residential Development
The Sathanur deal adds to the supply of planned residential development in North Bengaluru. However, the project’s eventual contribution will depend on approvals, launch timelines and execution.
For Puravankara, the agreement expands its future project pipeline while reinforcing its focus on three major real estate markets. The pace at which these additions move towards launch will be an important factor in translating the announced development potential into sales.
