Casagrand Launches 98-Home Premium Project in Chennai’s Adyar

Chennai-based real estate developer Casagrand has launched Casagrand Vienna, a new premium residential development on LB Road in Adyar, adding another high-end housing option to one of the city’s established residential locations.

The project is spread across 1.5 acres and comprises 98 three- and four-bedroom residences across four buildings. According to the company, around 70% of the development has been planned as open spaces and landscaped areas, giving the project a stronger emphasis on greenery and outdoor spaces.

Casagrand Vienna is positioned in the premium segment, with home prices starting at ₹5.10 crore. The project includes 30 lifestyle amenities distributed across two levels, catering to residents looking for recreational, fitness and community facilities within the development.

The project also features dedicated indoor and outdoor club spaces covering around 22,400 square feet. A clubhouse measuring approximately 7,100 square feet is located on the 11th floor, while a 3,200-square-foot terrace pool forms another key amenity.

The location in Adyar places the project close to established educational institutions, hospitals and employment centres in southern Chennai. Its position along LB Road also provides access to several important residential and commercial neighbourhoods across the city.

Casagrand Vienna comes at a time when demand for premium housing in established Chennai neighbourhoods continues to attract developers towards projects with larger homes, lifestyle amenities and open spaces. Adyar, in particular, remains a sought-after residential market because of its connectivity and proximity to key city facilities.

With only 98 residences, the project is relatively limited in scale compared with large-format housing developments on Chennai’s outskirts.
