Smartworks Secures ₹305 Crore in New Corporate Leasing Revenue

Smartworks has secured new leasing engagements with large corporate clients across multiple Indian cities, adding ₹305 crore in incremental contracted rental revenue as demand for managed office spaces continues to expand among large businesses.

The latest leasing engagements cover rental commitments of up to 60 months and add to Smartworks’ contracted rental revenue base of ₹5,400 crore as of June 30, 2026. The company has not disclosed the names of the new clients, but said they include Indian and global corporates from sectors such as technology, research and consulting, healthcare, sportswear and lifestyle, and customer experience management.

The development comes shortly after Smartworks announced ₹235 crore in additional contracted rental revenue from existing clients expanding their workspace requirements. Together, the two announcements represent ₹540 crore in incremental contracted rental revenue.

The company said its client base currently exceeds 760 organisations, with large corporates contributing about 92% of its revenue. Smartworks provides managed office solutions that allow companies to occupy fully serviced workspaces without taking on the operational responsibilities associated with conventional office real estate.

The latest leasing activity also highlights the continuing preference among large enterprises for flexible office formats, particularly as companies expand across multiple cities and seek greater flexibility in managing their workplace requirements.

Smartworks has also secured its expansion pipeline in prime locations for Financial Year 2026–27 and Financial Year 2027–28, with some capacity already locked for Financial Year 2028–29. This gives the company visibility on upcoming workspace supply ahead of anticipated demand.

For India’s commercial real estate market, the expansion of managed office operators reflects a broader shift in how businesses approach office space. Large occupiers are increasingly combining traditional leased offices with flexible and managed workspace solutions, particularly where speed of expansion and operational flexibility are important.

Smartworks’ latest contracts therefore add to its revenue visibility while expanding its presence among large corporate occupiers across sectors and locations.
