M5 Mahendra Group launches ₹925 crore Mahendra Solterra in Electronic City

Bengaluru-based real estate developer M5 Mahendra Group has launched Mahendra Solterra, a premium 3BHK residential project in Ananth Nagar, Electronic City Phase-2, with an estimated gross development value of ₹925 crore.

The project spans 1.1 million sq. ft. and will comprise 522 homes across six towers. Solterra is positioned as the next phase of the larger Mahendra Aarya development, part of a 17-acre-31-gunta masterplan that has established the developer’s presence in Electronic City.

The launch comes after the reported sell-out of Mahendra Aarya Phase 1, an 8 lakh sq. ft. residential development comprising 662 apartments. The project was positioned as Electronic City’s first sports-centric development and has no primary inventory remaining, according to the developer.

At Mahendra Solterra, apartment sizes range from 1,354 sq. ft. to 2,029 sq. ft. The homes are offered across Smart, Comfort and Prime categories, with prices ranging from ₹1.35 crore to ₹2 crore, depending on the configuration.

The project is planned around an exclusively 3BHK format, with the developer highlighting privacy, usable living space and long-term family requirements as key considerations.

The development will feature more than 100 amenities across wellness, recreation, nature and community spaces. Two clubhouses covering about 50,000 sq. ft. are planned with facilities including an infinity pool, toddler’s pool, multipurpose halls, members’ lounge, café, gymnasium, yoga terrace, steam room and party deck.

Additional facilities include a crèche, children’s play area, salon and cafeteria. The project will also have three swimming pools, four badminton courts, a 24,000 sq. ft. Urban Green Forest and a one-acre multipurpose sports arena.

M5 Mahendra Group Managing Director Mahendra Nagaraj said the response to Mahendra Aarya demonstrated demand from end users in the Electronic City market. He said Solterra builds on that experience with a focused 3BHK residential offering.

The new project adds another large residential development to Electronic City, one of Bengaluru’s established employment and residential corridors. With its scale, six-tower configuration and range of amenities, Mahendra Solterra is expected to add to the supply of premium housing in the area.
