Hyderabad’s southern growth corridor is drawing renewed attention from residential developers, with Ark Group entering the Kongara Kalan market with two premium villa communities, Ark Artha and Ark Aryama.

The projects come at a time when Kongara Kalan is gaining prominence on the back of planned infrastructure and the proposed development of Bharat Future City. The larger urban development is planned across 765 sq. km., with industrial, residential, education, healthcare and entertainment zones envisaged as part of the broader development.

For Ark Group, the decision to launch in Kongara Kalan reflects the growing interest in locations outside Hyderabad’s established residential markets. Improving connectivity is also expected to play a role in shaping the area’s future residential appeal.

The projects are positioned to benefit from proposed Metro Phase-II extensions, improved connectivity towards Rajiv Gandhi International Airport and the airport’s planned expansion. A proposed Bullet Train Hub and other infrastructure projects could further strengthen the region’s connectivity over the longer term.

Ark Artha has been planned around open spaces and green views, with a 22,000 sq. ft. clubhouse and a range of premium amenities. Ark Aryama, meanwhile, will feature a larger 30,000 sq. ft. clubhouse along with more than 30 amenities.

The developer is positioning both communities around a combination of private residential spaces, greenery and lifestyle amenities, targeting buyers looking for premium villa living in an emerging growth corridor.

G Ram Reddy, CMD of Ark Group, said the projects have been designed with an emphasis on creating a distinctive lifestyle for residents. Meghna Gummi, CEO of Ark Group, said the developments are intended to create long-term residential spaces for families.

The launch also adds to the residential activity emerging around Kongara Kalan as developers assess the potential impact of Bharat Future City and planned transport infrastructure.

With major infrastructure projects still at different stages of development, the area’s future residential growth will depend on how quickly planned connectivity and urban infrastructure take shape. For now, Ark Group’s twin villa launches underline the developer’s confidence in Kongara Kalan as an emerging residential destination in Hyderabad’s expanding southern corridor.
