
Bagmane Prime Office REIT recorded a 16% year-on-year increase in net operating income (NOI) to ₹660.5 crore during the first quarter of financial year 2026-27, reflecting stronger operating income from its commercial office portfolio.
The results cover the quarter ended June 30, 2026, and come at a time when demand for organised office space remains firm across India’s major business markets. Bagmane Prime Office REIT has a portfolio of commercial office assets associated with the Bagmane Group, with its properties concentrated in Bengaluru.
Bengaluru continues to be one of India’s most important office markets, supported by its large technology ecosystem, multinational companies, global capability centres and domestic enterprises. This underlying demand remains an important factor for office-focused real estate investment trusts such as Bagmane Prime.
NOI is a key operating indicator for a REIT because it measures the income generated by properties after property-level operating expenses. The 16% increase means the portfolio generated higher operating income during the June quarter compared with the corresponding period last year.
However, the rise in NOI should not be viewed as a measure of the REIT’s overall profit or distribution to unitholders. Other financial indicators, including cash flows, financing costs and distributions, provide a broader picture of financial performance.
For commercial office REITs, occupancy levels, leasing activity, rental income and tenant retention remain critical to maintaining stable returns. The location and quality of office assets, tenant mix, lease structures and opportunities for future leasing can also influence portfolio performance.
Bagmane Prime Office REIT’s latest quarterly performance therefore provides an early indication of how its Bengaluru-focused office portfolio is performing in FY27. Sustaining the growth in operating income through the remaining quarters will depend on leasing conditions and the continued performance of its existing properties.
The result also highlights the importance of Bengaluru to India’s institutional commercial real estate market. As companies continue to seek professionally managed and strategically located workplaces, office assets in established business districts remain an important part of the country’s real estate investment landscape.
