
Knowledge Realty Trust is planning to invest ₹700 crore over the next three years to develop 1.4 million sq ft of office space in Bengaluru, strengthening its presence in one of India’s most active commercial real estate markets. The development forms part of the company’s broader expansion strategy focused on high-quality office assets and long-term rental growth.
Knowledge Realty Trust is a real estate investment trust sponsored by Sattva Group and Blackstone. The platform is focused on income-generating office assets and is looking to grow its portfolio through both new development and acquisition of prime commercial properties.
According to KRT Chief Executive Officer Shirish Godbole, the company is also exploring acquisition opportunities in prime office assets to support organic business growth. The move comes at a time when Bengaluru continues to see strong demand from technology companies, global capability centres, startups and enterprise occupiers.
Bengaluru remains one of India’s largest office markets, supported by a deep talent pool, strong technology ecosystem and expanding infrastructure. Demand for Grade A office space has remained steady as companies continue to prefer well-managed, future-ready workplaces with better connectivity, amenities and operational efficiency.
The proposed 1.4 million sq ft development is expected to add fresh supply to Bengaluru’s commercial office market and support the growing requirement for modern workspaces.
