Intuit Leases 6.32 Lakh Sq Ft Office Space at Embassy Tech Village in Bengaluru

Intuit has leased 6.32 lakh sq ft of office space at Embassy Tech Village in Bengaluru, marking another major commercial real estate transaction in the city’s technology corridor. The office space has been taken across Block 8A, 8B and 8C of the business park, according to lease documents.

The landlord for the transaction is Vikas Telecom Private Limited. The lease commenced on June 7, 2025, and covers the ground floor along with 10 upper floors. The total chargeable area stands at 631,978 sq ft.

As per the documents, the monthly lease rental has been fixed at ₹97 per sq ft. This takes the total monthly rent to around ₹6.13 crore. The agreement has been signed for a period of 10 years, with a security deposit of ₹36.78 crore. Intuit also has the option to renew the lease for an additional five years after giving prior notice.

The rent will increase by 15 percent every three years. The agreement also includes 608 parking spaces at a monthly rent of ₹4,500 per slot. An additional 234 parking spaces will be made available from a separate commencement date.

Embassy Tech Village, backed by Embassy Office Parks REIT, is one of Bengaluru’s key office destinations and houses several multinational technology and financial services companies. Its location, strong connectivity and access to residential and social infrastructure have helped maintain leasing demand in the area.

The transaction comes at a time when Bengaluru continues to witness strong office leasing activity from global technology, aerospace, semiconductor and financial services firms. Recent office deals by companies such as Airbus, Qualcomm, Morgan Stanley and Amazon have further highlighted the city’s position as one of India’s most active commercial real estate markets.

The Intuit lease reinforces the continued demand for large, Grade A office spaces in Bengaluru, especially along established business corridors. With global firms expanding their India operations, the city’s office market is expected to remain a major growth driver for the country’s commercial real estate sector.
