Google Renews 8.7 Lakh sq.ft Bengaluru Office Lease with ₹90 Cr Annual Rent

Tech giant Google has renewed its lease for a massive 8.7 lakh sq. ft office space in East Bengaluru’s Doddanekkundi, committing to an annual rent of ₹90 crore. The renewal spans two agreements at the Kyoto West and East Towers in Bagmane Capital Business Park and is valid for five years.

According to documents accessed via data analytics firm Propstack, the lease was registered in April under Google IT Services India. Previously, the space was held by Google Connect Services India from February 2020 until November 2024.

The first lease covers 4.5 lakh sq. ft and began on November 25, 2024. It is priced at ₹86.2 per sq.ft per month, translating to a monthly rent of ₹3.9 crore. Google has paid a security deposit of ₹20.3 crore and secured 537 car parking slots. The agreement includes a 15% rent escalation after the first and third years.

The second lease, also effective from November 25, covers 4.2 lakh sq.ft at the same rental rate, amounting to around ₹3.6 crore in monthly rent. The deal includes a ₹18.1 crore security deposit and 602 parking slots. Rent escalation terms mirror the first lease. Both properties are owned by Bagmane Constructions Pvt Ltd.

This comes as part of Google’s broader real estate strategy in India. In early 2025, the company inaugurated its 1.6 million sq.ft Ananta campus in Mahadevapura, Bengaluru its largest office in the country and among its biggest globally.

In February, Google India and Google Cloud India renewed leases in Mumbai’s Bandra-Kurla Complex (BKC), committing ₹304 crore over five years in one of India’s priciest commercial districts. Last September, the company renewed a 3.7 lakh sq.ft lease in Hyderabad’s Salarpuria Sattva Knowledge Capital for ₹2 crore per month.

Google’s continued investment in Indian office space underscores the company’s long-term commitment to its operations in the region.
