Bengaluru-Chennai Expressway Set to Transform Real Estate and Industry Along the Corridor

The Bengaluru-Chennai Expressway, 262 km long, will transform South India and influence the real estate and industry development in the area. At ₹18,000 crores, the Bracketed Bengaluru-Chennai Expressway will virtually cut the travel time between the two major cities by six to seven hours.

The expressway ends at Sriperumbudur in the Chennai area, at Hoskote in the Bengaluru area. Once rebuilt in January 2021, the expressway formerly known as National Expressway 7 (NE-7) will pass through the major towns of Malur, Venkatagirikota, Palamaner, Gudiyatham, Arakkonam, and Sriperumbudur in Karnataka, Andhra Pradesh, and Tamil Nadu.

Automotive companies such as Bajaj Auto, Nissan, and Mahindra appear to have an interest in the corridor for new manufacturing facilities, as per the report by 99acres.
Industrialization will increase commercial as well as residential property demand along the corridor.

Micro-markets such as Ranipet, Chittoor, and Kanchipuram also see first glimpses of development. Currently, over 9,500 Passenger Car Units (PCUs) are running daily between Bengaluru and Chennai. Traffic load will certainly gain pace with the newly introduced expressway, again fueling the potential for logistics parks, warehousing, and realty.

At present, land and property prices along the expressway corridor are relatively moderate. This scenario is likely to undergo a very steep change with infrastructure development and industries pouring in. The property market here can be expected to experience a steep upsurge in prices over the next few years, becoming an investment hot spot for developers and investors.


With enhanced connectivity, improved logistics and industrial growth, the Bengaluru-Chennai Expressway will transform the development path of the economic and urban fabric of southern India.
