WeWork India expands South India footprint with 7 lakh sq ft office leasing push

WeWork India has significantly strengthened its presence in South India with one of its largest expansion moves to date, signing five long-term lease agreements across Bengaluru, Hyderabad and Chennai. The company has taken on lease more than 7 lakh sq ft of Grade A office space, adding close to 12,000 desks to its growing flexible workspace portfolio.

This major leasing push underlines the continued momentum in India’s commercial real estate market, especially across southern cities that are witnessing strong demand from global capability centres, technology firms and multinational corporations.

Among the newly added centres, Bengaluru continues to remain the key growth engine. The city will host three of the five new centres, including WeWork Embassy TechVillage 8C on Outer Ring Road, WeWork Vista Earth Centre in Whitefield and WeWork Infinix Palladium, also in Whitefield. Together, these three facilities account for a substantial share of the newly leased space and desk capacity.

Hyderabad’s HITEC City will see the addition of WeWork Phoenix H10, while Chennai strengthens its position with WeWork Embassy Splendid on Radial Road. The Chennai facility is expected to serve the growing demand from global delivery centres, IT services companies and financial services firms that continue to expand in the city.

Industry experts note that Bengaluru, Hyderabad and Chennai together contribute nearly half of India’s total office leasing activity, making South India a strategic growth corridor for flexible workspace providers.

WeWork India said the leases are structured for long tenures ranging from 10 to 20 years, reflecting strong confidence in the long-term demand outlook for premium office spaces. The expansion has been executed in partnership with leading landlords including Embassy Office Parks and Phoenix Group.

With this move, WeWork India now operates 37 centres across South India and more than 1.21 lakh desks nationwide, reinforcing its position as a leading player in the managed workspace segment.
