Top 5 Developers Corner 71% of ₹52,842-Crore Q1 Housing Sales; Prestige, DLF Lead

Jai Namil observes that the filings of listed real estate developers in India have kicked off well in FY26, with advances of property sales amounting to Rs 52,842 crore for the April – June quarter. The top five players: Prestige Estates, DLF, Godrej Properties, Lodha, and Signature Global, accrued 71 per cent of this figure, further consolidating the sector in favour of larger, branded builders.

Prestige Takes Crown

Prestige Estates Projects Ltd. of Bengaluru led in pre-sales, a figure of ₹12,126.4 crore is mainly from luxury launches across South India, and close behind was DLF Ltd. at ₹11,425 crore, led by demand from luxury projects in Gurugram. Godrej Properties figured third in this with ₹7,082 crore in bookings, reflective of its strong pan-Indian operations. Lodha Developers in Mumbai (Macrotech) stood at ₹4,450 crore while Signature Global in the NCR clocked ₹2,640 crore, riding high on affordable and mid-income housing. All in all, they constitute well over two-thirds of the entire sales for the quarter.

Other Players

Sobha Ltd. (₹2,079 crore), Omaxe Ltd. (₹2,001 crore), Oberoi Realty (₹1,639 crore), Kalpataru Ltd. (₹1,249 crore), Puravankara (₹1,124 crore), Brigade Enterprises (₹1,118 crore), also added to the strong lineup. Sunteck Realty (₹657 crore), Kolte-Patil (₹616 crore), Mahindra Lifespace (₹449 crore), Shriram Properties (₹441 crore), and Ashiana Housing (₹431 crore) have been doing well in the local markets.

Small players adding to the overall momentum of this sector include Aditya Birla Real Estate (#422.5 crore), Raymond Realty (#306 crore), TARC (#225 crore), Eldeco (#221.1 crore), Max Estates (#220 crore), Embassy (#198 crore), Arvind Smartspaces (#175 crore), Arihant Superstructures (#150.6 crore), Arkade (#142 crore), Ajmera Realty (#108 crore), and Suraj Estate (#81 crore).

Trendline & Outlook
The domination of big developers is a reflection of the home buyers’ post-COVID call for trusted brands with assured delivery and lesser risks. Luxury housing continues to shine, with DLF and Prestige booking blockbuster sales in premium projects.

As a reference, 26 listed companies sold properties worth ₹1.62 lakh crore in FY25, with Godrej Properties leading the league at ₹30,000 crore in annual sales. The strong start to the first quarter indicates that this financial year will potentially surpass the previous record, according to industry watchers.

For buyers, this clearly indicates that the pressures of demand and supply may keep prices strong in the larger metros, while safety with branded developers is driving the momentum of the markets.
