TGIIC to Auction 66 Acres in Raidurg and Osman Nagar Amid Soaring Land Values

The Telangana Industrial Infrastructure Corporation (TGIIC) is gearing up to auction over 66 acres of prime land spread across Raidurg and Osman Nagar in Hyderabad. This move follows its controversial decision earlier this year to put 400 acres in Kancha Gachibowli on the block.

A total of 17 land parcels will be up for auction 13 in Osman Nagar and four in Raidurg. The initiative is part of TGIIC’s broader strategy to mobilise resources and tap into the growing demand for commercial real estate in West Hyderabad.

Of the 13 parcels in Osman Nagar, the largest spans 17.35 acres. The parcels here are pegged at a market value ranging between ₹18.7 crore and ₹25 crore per acre. Located in one of Hyderabad’s fastest-developing zones, Osman Nagar is increasingly seen as a hotspot for urban expansion.

Meanwhile, Raidurg, a major tech and commercial hub adjacent to the city’s IT corridor, offers even higher stakes. The four plots in this zone include a 7.67-acre parcel valued at ₹71.6 crore per acre and an 11-acre lot estimated at ₹63.3 crore per acre. The two smaller parcels in the area, measuring 0.47 and 0.50 acres, are priced at over ₹2.16 lakh per square yard equivalent to approximately ₹10.45 crore per acre.

TGIIC has highlighted Raidurg’s exceptional connectivity, proximity to metro rail services, and integration with institutional and IT zones as key selling points. Apart from having outstanding convenience and commercial viability, the Raidurg property can be described as the benchmark of a Grade A category infrastructure. August 18 will be auction day.

A document released alongside a call for transaction advisory consultants confirms that the auction is aimed at leveraging Hyderabad’s commercial growth, particularly the rising demand for high-end office spaces.

TGIIC, the nodal agency for industrial infrastructure in the state, is betting big on Hyderabad’s booming real estate landscape to generate significant revenues through these high-value land deals.
