Tata Consultancy Services continues to deepen its presence in Chennai with a significant new office lease, reaffirming the city’s importance in India’s IT and commercial real estate landscape. The company has leased approximately 1.47 lakh sq ft of office space at Ozone Techno Park located along Old Mahabalipuram Road, one of Chennai’s most prominent IT corridors.

With this addition, TCS’ total office footprint in Chennai has reached करीब 7.8 lakh sq ft, highlighting its long term commitment to the region. The lease reflects a broader trend of major IT firms consolidating and expanding their operations in established micro markets that offer strong infrastructure, talent availability, and cost advantages.

The newly leased space spans multiple floors within the IT park and is part of a strategic move to scale delivery capabilities while aligning with evolving workplace models. As companies continue to adopt hybrid work strategies, demand for high quality, flexible office spaces remains strong, especially in cities like Chennai where the ecosystem supports sustained growth.

OMR continues to attract leading occupiers due to its connectivity, access to skilled workforce, and well developed social infrastructure. TCS’ expansion further reinforces the corridor’s position as a preferred destination for technology companies and global capability centers.

From a real estate perspective, deals of this scale underline the resilience and growth momentum of Chennai’s commercial office market. Large occupiers are increasingly opting for long horizon leasing strategies, signaling confidence in future demand and operational stability.

This move by TCS not only strengthens its operational footprint but also contributes to the overall demand dynamics in Chennai’s office space market. As infrastructure development and IT investments continue to rise, the city is poised to remain a key hub for corporate expansion in the years ahead.
