Prestige Group to Build 1.5-km Private Flyover Connecting Tech Park to ORR in Bengaluru

Unlike other sites nearby, which are owned by Public Limited Companies, the BBMP has approved one of the new real estate giants on the block, Prestige, to build its 1.5-kilometer flyover in Bellandur, which will be privatized, built with private funds, and open for public use to alleviate traffic along the Outer Ring Road (ORR).

Directly from Prestige’s upcoming tech park in Bellandur, the flyover will run parallel to a stormwater drain and connect to the ORR. The agreement with BBMP requires Prestige to widen Kariyammana Agrahara Road, which will help with local traffic. Prestige has now turned into one of the few developers in the city to invest in private infrastructure for the sake of access to its real estate projects.

Still, some believe this to be a clever solution to the chronic traffic bottlenecks along the Bellandur-ORR corridor, where big IT parks house thousands of commuters daily. Developers call such initiatives relieving the arterial roads overly crowded by traffic.

Opposition from environmentalists and residents is coiling for appeal. The flyover would be close to Bellandur Lake and the associated wetland areas that have been under extreme stress from unrestrained urbanization. Critics fear that construction will create flooding problems during the monsoon season along the storm drain and delta zone of the lake, thereby harming the ecosystem.

Regulatory clearance and public acceptance regarding the project may depend on successful environmental protection measures concerning stormwater management and buffer zones about the lake.

Prestige has not set a timeline or cost for the construction, but bureaucratic sources say construction could start late this year, pending further clearances.

The flyover could serve as a major relief for the tech park employees and the general public in turn making it a good case study for public-private partnership in rapidly urbanizing corridors in Bengaluru.
