Prestige Group Bets on Mid-Income Housing Across Bengaluru, Chennai, and Mumbai to Drive Growth

Prestige Group, one of India’s leading real estate developers, is shifting its focus towards mid-income housing to sustain its strong sales momentum. While luxury housing continues to perform well, the Bengaluru-based developer expects the next phase of growth to come from projects catering to the mid-income segment across major cities including Bengaluru, Chennai, Thane, and Navi Mumbai.

In FY25, Prestige achieved residential sales worth ₹17,023 crore and now aims to touch ₹27,000 crore in FY26, backed by solid demand and a strong project pipeline. The company recorded the highest sales among top listed developers in the April–June 2025 quarter, clocking ₹12,126 crore, driven by high-value launches and strong traction in the National Capital Region (NCR).

Chairman and Managing Director Irfan Razack said that while luxury projects such as Nautilus in Mumbai have done exceedingly well, the real sales momentum comes from mid-income homes. “High-value projects attract niche buyers, but mid-income housing drives volume growth,” he explained.

To cater to this demand, Prestige is actively expanding its portfolio of affordable and mid-segment projects. In suburban Mumbai’s Dahisar, the company plans to launch a project offering apartments priced between ₹1.7 crore and ₹1.8 crore. Similarly, in Bengaluru, its Prestige Raintree Park project will include smaller units priced between ₹1.5 crore and ₹2.5 crore to meet the growing appetite for compact, value-driven homes.

Chennai and Hyderabad are also in focus as Prestige expands its plotted developments portfolio. The company recently launched multiple plotted projects with a combined gross development value of over ₹3,500 crore, spanning 100–150 acres, responding to strong investor interest in land ownership.

Looking ahead, Prestige is preparing to launch one of its largest projects in Mumbai’s Worli area — The Prestige Place, a mixed-use luxury development featuring a Waldorf Astoria hotel, branded residences, retail spaces, and offices.

As India’s real estate market continues its steady growth, Prestige Group’s diversified strategy—balancing luxury with mid-income and plotted projects—positions it strongly to tap into multiple segments and maintain its leadership in the evolving housing landscape.
