KSH Infra and WSB Real Estate Launch Rs 450 Crore Industrial & Logistics Park in Hosur

KSH Infra has announced a major investment of over Rs 450 crore to develop a 50-acre industrial and logistics park in Hosur, near Bengaluru. The ambitious project is expected to cover approximately 1.25 million sq. ft., positioning itself as a key hub for industrial and logistics operations in the region.

The development will be executed through a joint venture with WSB Real Estate Partners (formerly Walton Street India), which will contribute Rs 148 crore as equity, while KSH Infra will add Rs 52 crore. The remaining Rs 250 crore is planned to be raised through structured debt. Under this partnership, WSB and co-investors will hold a 74 percent stake, with KSH Infra retaining 26 percent, highlighting the strategic nature of the alliance.

This venture marks the beginning of a broader collaboration between the two companies to explore both brownfield and greenfield investment opportunities across India’s major metropolitan markets. With a proven track record of delivering four million sq. ft. of industrial and logistics space, and ongoing projects covering another three million sq. ft. in Bengaluru and Chennai, KSH Infra aims to expand its portfolio by an additional 10 million sq. ft. by FY30.

WSB Real Estate Partners has invested over Rs 4,000 crore in the Indian real estate market since 2013 across more than 70 transactions. Their involvement brings extensive experience in industrial and logistics asset management, strengthening the park’s potential for long-term growth.

The Hosur industrial and logistics park is expected to attract significant interest from manufacturers, logistics providers, and warehousing operators due to its strategic location near Bengaluru and connectivity to major transport corridors. The project reinforces Hosur’s position as a growing industrial hub in South India, offering modern infrastructure and scalable space solutions for businesses looking to expand operations.
