
India’s Real Estate Investment Trust (REIT) market is expected to witness remarkable growth, nearly doubling from ₹10.4 lakh crore in 2025 to ₹19.7 lakh crore by 2030, according to a report released jointly by Knight Frank India and the Confederation of Indian Industry (CII). The report, titled Commercial Real Estate: Potential is Built, Opportunity is Now, highlights that the surge will be fueled by strong institutional investments, policy reforms, and expansion into newer asset classes such as industrial parks, data centres, and hospitality.
The study underscores that India’s commercial real estate (CRE) sector has entered a phase of rapid evolution, driven by the rising demand for offices, retail space, warehousing, and logistics infrastructure. Private equity inflows have grown exponentially — from just $500 million in 2011 to multi-billion-dollar levels by 2019 — bringing transparency, investor confidence, and a strong foundation for future REIT growth.
Knight Frank India Chairman and Managing Director Shishir Baijal noted that as India moves toward becoming a $7 trillion economy, the CRE sector will play a critical role in boosting productivity, attracting global capital, and shaping next-generation urban ecosystems.
Office and retail REITs currently dominate the Indian landscape. Office REITs account for around 15.3% of total office stock across the top eight cities, with their value expected to rise from ₹8.2 lakh crore in 2025 to ₹16 lakh crore by 2030. Retail REITs, on the other hand, are emerging as the next major growth opportunity, with their value projected to grow from ₹1.5 lakh crore to ₹2.4 lakh crore during the same period.
Warehousing, industrial, and data centre REITs are also gaining momentum. The warehousing segment, driven by the e-commerce and third-party logistics (3PL) boom, is projected to expand rapidly, while data centres are becoming India’s fastest-growing commercial asset class amid the rise of AI, 5G, and cloud adoption.
The report concludes that India’s REIT journey is moving from promise to performance, with a clear focus on sustainability, transparency, and global-standard asset management.
