
Hosur, often seen as Bengaluru’s industrial extension, is on the brink of a massive transformation with Tamil Nadu finalising the site for a greenfield airport between Berigai and Bagalur in Krishnagiri district. Strategically located just 8 km from Attibele and well-connected through the STRR corridor, the project is poised to change the dynamics of real estate, logistics, and residential demand in the region.
Property values are already reflecting the buzz. Land around Bagalur, Sarjapur, and Attibele has seen a sharp rise, driven by speculative buying. According to ANAROCK, current prices in Berigai, Bagalur, and Attibele range between ₹1,500 and ₹3,500 per sq. ft. Experts predict a 25–40% surge once the project receives its final approval.
Industry leaders believe Hosur’s strong base in electric vehicle and electronics manufacturing will be complemented by the new airport. “The availability of large land parcels near Hosur offers unique opportunities for new industrial clusters and integrated townships,” said Sanjay Chugh, City Head – Chennai, ANAROCK Group. Developers are already making bold bets, with brokers reporting a visible pickup in speculative activity across Hosur, Bagalur, and Sarjapur.
The impact is expected to extend beyond industrial parks. Warehousing and logistics are likely to see the sharpest growth, supported by the region’s strategic position at the intersection of Tamil Nadu, Karnataka, and Andhra Pradesh. Hospitality, commercial spaces for cargo operators, and residential projects catering to mid- and premium-income groups are also expected to grow steadily. Over time, office parks could also develop as industries consolidate around Hosur.
While experts note that real demand will accelerate closer to the airport’s operational readiness, the momentum has already begun. For Bengaluru residents seeking larger homes away from congestion, Hosur presents an attractive alternative. With supportive government policies and industry participation, Hosur’s airport project is set to transform the region into a thriving hub of industrial and residential growth.
