HDFC Capital, CLS Launch Institutional Rental Housing Platform

HDFC Capital Advisors Limited, the real estate private equity arm of the HDFC Group, has partnered with Curated Living Solutions to launch India’s first large scale institutional rental housing platform. Backed by an investment corpus of around ₹1,000 crore, the platform aims to develop, own and manage professionally operated rental housing assets across India’s leading cities.

The new platform will focus on three key segments of the rental housing market. These include co living communities, student housing and organised worker accommodation. With rapid urbanisation, rising workforce mobility and increasing student migration, demand for well managed rental housing has grown steadily across India’s major urban centres.

According to the company, the partnership is designed to bring institutional quality, long term capital and professional management practices into India’s largely fragmented rental housing market. The initiative seeks to support the transition from unorganised rental formats to scalable, institutionally owned housing solutions that offer safety, functionality and consistency in living standards.

Curated Living Solutions brings strong operational and development expertise to the platform. The company currently manages more than 13,000 beds across India in the co living, student accommodation and worker housing segments. Its experience in asset operations and tenant management is expected to play a key role in scaling the platform efficiently across multiple cities.

HDFC Capital Advisors, a subsidiary of HDFC Bank Limited, focuses on residential led investments aligned with the Government of India’s Housing for All initiative. The firm manages multiple SEBI registered Category II alternative investment funds with a strong emphasis on sustainable and affordable housing development.

Industry experts believe that institutional rental housing is emerging as a critical segment within India’s real estate sector. Changing lifestyle preferences, a young demographic profile and increased urban employment are driving the need for professionally managed rental homes. The HDFC Capital and Curated Living Solutions partnership is expected to address this gap while setting new benchmarks for organised rental housing in India.

With long term capital backing and proven operational capabilities, the platform aims to strengthen India’s rental housing ecosystem and cater to the evolving needs of students, young professionals and migrant workers across key urban markets.
