GTB Launches India’s First Man-Made Beach Micronation ‘Republic of Nature’ on ECR

Bharathi Urban Developers Pvt. Ltd. (GTB), one of Chennai’s reputed real estate developers, has launched a landmark residential and lifestyle project titled Republic of Nature along the East Coast Road. This ₹2,500 crore development marks the arrival of India’s first man-made beach micronation, redefining the concept of luxury living in Chennai.

Spread across 32 acres, the project brings together sustainability, world-class architecture and community living in a serene natural environment. The highlight of the development is a 3.5-acre artificial lagoon beach that draws inspiration from global destinations like Dubai and Indonesia, making it the first of its kind in India.

According to Bharat Doshi, Chairman of GTB Urban Developers, the Republic of Nature Micronation will be developed in four phases over a period of five years. The first phase, which covers eight acres, has already received RERA approval and features 60 villas and 155 apartments. The company has also partnered with The Indian Hotels Company Limited (IHCL), the custodian of the Taj brand, to establish a 120-key Taj SeleQtions hotel inside the community, adding a touch of hospitality and prestige.

Arun Bharathi, Managing Director of GTB Urban Developers, said the 32-acre township will be a car-free community focused on green living and sustainable development. The company is reviving four natural ponds, creating bioswales for efficient water management and ensuring more than six acres of native vegetation.

While the land belongs to the family, construction investment will be funded through a mix of equity, sales revenue and bank loans. GTB has achieved financial closure for the first phase and expects around ₹420 crore in sales and ₹220 crore in construction value.

Apartments in the project are priced from ₹99 lakh for a 1 BHK to ₹2.5 crore, while villas start from ₹3.75 crore and go up to ₹6.5 crore.

The Republic of Nature is set to become a new icon of luxury and sustainability along ECR, bringing global living experiences to Chennai’s coastline.
