
Godrej Properties has strengthened its footprint in Bengaluru with the acquisition of a 20-acre land parcel near the rapidly growing Whitefield region. The Mumbai-based developer plans to develop a residential project on this site with an estimated revenue potential of around ₹1,350 crore, according to a recent regulatory filing.
The land is strategically located along the NH-648 corridor in East Bengaluru, a region that has evolved into a major residential hub due to its proximity to prominent IT clusters. With seamless connectivity to the Whitefield ITPL belt and access to key arterial routes linking East and South Bengaluru, the location continues to attract strong homebuyer interest.
Adding to its appeal, the project site is well connected to metro stations such as Kadugodi and Hope Farm on the Namma Metro Purple Line. Over the past decade, the micro market has witnessed significant infrastructure development, including social amenities such as schools, healthcare facilities, and retail hubs. This has contributed to steady residential demand across both mid segment and premium housing categories.

The company aims to develop a project that combines quality design with functionality and enhanced living experiences.
This acquisition follows a series of strategic expansions by the company across key markets. Recently, Godrej Properties entered the Coimbatore residential market with a 44-acre plotted development project and also secured land parcels in Kolkata and Gurugram with significant revenue potential.
With Bengaluru continuing to be one of India’s most resilient real estate markets driven by IT growth and urban expansion, this new development is expected to further strengthen Godrej Properties’ presence in South India while catering to the evolving needs of modern homebuyers.
