The model allows customers to choose the size, shape, and location of their plot before the final layout is approved—reversing the traditional planning approach where buyers adapt to fixed options.
This reverse planning model is already operational in Medavakkam and Puzhal in Chennai, and Kovilpalayam and Karumathampatti in Coimbatore. It has received a strong market response, with more than 40% of available plots sold in its initial phase. The company says the success stems from giving buyers greater control and ensuring the land they purchase perfectly aligns with their personal preferences and future construction plans.
According to G Square, this approach is particularly attractive for urban buyers who value design freedom, whether for residential or mixed-use purposes. Buyers can also factor in elements such as road access, sunlight orientation, and proximity to community amenities while finalising their plots.
Following the encouraging response in Chennai and Coimbatore, G Square is gearing up to expand this concept to Madurai, Trichy, and other high-demand urban centres. The company believes that tier-2 cities, with their growing middle-class population and rising demand for planned developments, are ideal markets for this model.
By introducing the customisable plot option, G Square aims to redefine the land-buying experience in India, shifting it from a seller-driven process to a buyer-empowered one. This model also complements the company’s broader strategy of developing well-planned, amenity-rich communities that cater to evolving lifestyle needs.
