CMRL Plans ₹151 Cr Multi-Modal Transit Hub, Twin Towers at Mandaveli Metro Station

Chennai Metro Rail Limited (CMRL) is going to give a facelift to the area around Mandaveli Metro station with a ₹151 crore property development project that marries transit infrastructure with retail and commercial space. The project will comprise two multi-storeyed towers and an integrated multi-modal transport hub.

The project tender has been floated by Chennai Metro Asset Management Limited (CMAML), a special-purpose vehicle floated jointly by CMRL and Tamil Nadu Industrial Development Corporation (TIDCO). The developer is expected to be chosen in two months.

The location is strategically placed in the existing Mandaveli MTC bus terminus and depot, under Corridor 3 of Chennai Metro Phase 2. The project will optimize land use by combining metro station entry/exit facilities with bus bays and commercial facilities.

Key Features:

  • Tower A:
    Spans a built-up area over two basement levels and eight floors. The basement will have parking space for 184 two-wheelers and 96 four-wheelers. Commercial and office space from ground to seventh floors will have areas allotted for corporate offices, lounges, and support services.
  • Tower B:
    Will have a similar pattern, with two basement levels having parking space for 318 two-wheelers and 96 four-wheelers. Shopping areas will cover the ground to the seventh floor, having state-of-the-art shopping and service facilities.
  • Connectivity & Infrastructure:
    Both towers will be joined through a skywalk. The complex will have twin road access along R.K. Mutt Road and its perpendicular lanes, improving commuter travel. Solar panels on the terrace are envisioned as part of the green design under the plan.

The shared hub will consolidate the metro and bus services in a single building to make it more convenient for commuters and promote the use of public transport. The complex will be ready in about two years, greatly improving connectivity and business in the Mandaveli neighborhood.
