
Chennai Metro Rail Ltd (CMRL) will morph three metro stations—MVN Nagar in Thirumangalam, Nandanam and Thousand Lights into commercial entities as part of its plans for non-fare revenue growth. The new ventures will be carefully integrated with these stations, giving the passengers complete connectivity and ease of access from the stations.
To put this vision into place, CMRL has entered into a contract for a detailed project report (DPR) with a joint venture between Aarvee Associates Architects Engineers & Consultants and ANAROCK Property Consultants. The firm scope of work covers a feasibility study, market analysis, transactional advice, concept planning, land use reports, and CMDA and GCC approvals. DPR is expected to be finalized by March 2025.
Each station would boast unique developments designed to suit the specific location. In MVN Nagar, the construction would be in direct proximity to the metro station that is under construction, thus making it easily accessible for commuters. In Nandanam, the construction would be near the existing station, with the metro administration building being directly opposite. In Thousand Lights, the development would connect the Phase-I and Phase-II stations to bridge the two and facilitate smoother travel.
Leveraging real estate development, CMRL will infuse economic vibrancy by developing commercial spaces while integrating them seamlessly with the existing metro network developing the city.
