Brigade to Build Chennai’s Tallest Residential Towers in Perambur

Bengaluru-based real estate major Brigade Enterprises is set to build Chennai’s tallest residential project in Perambur, featuring a 49-floor tower surpassing its own 47-floor Altius project in Sholinganallur and the 45-floor SPR towers in the same area.

The five towers, ranging from 38 floors to 49 floors in height, will be developed in the new project that will be built on 15.82 acres of land. The investment is put at ₹620 crores, of which ₹178 crores will go towards the land cost, ₹405 crores towards building and ₹37 crores for utilities. It will also have a four-level parking complex (G+3) that can hold up to 2,470 vehicles.

This high-rise development is being undertaken in a joint venture with PVP Ventures and marks a significant vertical expansion in one of Chennai’s fastest-growing residential zones. Perambur has seen a 36% rise in rental values and a 23% increase in capital values over the past two years, as per ANAROCK data released in March.

Brigade is simultaneously working on another large-scale project in Velachery with an investment of nearly ₹600 crore. The site, previously occupied by Raptakos, Brett & Company Ltd, is located between Phoenix Mall and Westside, and will also see high-rise development.

Chennai’s vertical skyline has rapidly evolved post-2019, following changes in Floor Space Index (FSI) norms under TNCDBR 2019. The city, whose maximum building limit was 14–18 floors before 2010, now regularly has towers over 40 floors tall.

Even after this development, Chennai falls short of other metros in terms of housing production producing just 22,000–23,000 units of housing every year, as compared to more than 80,000 in Bengaluru and Hyderabad, and 1.25 lakh in Mumbai.

Brigade currently holds over 125 acres and 17 million sq ft of developable area in Chennai. Its portfolio includes completed and ongoing projects like Brigade Vantage (retail), WTC Chennai (office), Brigade Residences at WTC (residential), Holiday Inn (hospitality), Brigade Xanadu (residential), and Brigade Icon (mixed-use).

This ambitious Perambur development further cements Brigade’s aggressive push into Chennai’s evolving real estate landscape.
