Brigade Secures 9-Acre YMCA Land on OMR for Offices and JW Marriott Hotel

Brigade Properties has secured a lease of 55 years for nine acres of land from the YMCA in Perungudi in perhaps one of the most significant real estate transactions for development along Chennai’s Old Mahabalipuram Road (OMR) in recent times. The transaction is touted as one of the more high-profile land deals in the corridor during recent years, further highlighting the continued lure of OMR as Chennai’s IT and commercial core.

The strategic location of this plot of land in the heart of Chennai’s technology corridor would allow for the development of almost 1.6 million sq. ft. The Brigade proposes to use this land for large development encompassing a Grade-A office building and a 200-key JW Marriott hotel. Under the project, further strengthening of the Brigade commercial and hospitality portfolio in Tamil Nadu the area has been witnessing sustained demand for high-end office space and luxury hotels.

The addition of JW Marriott Hotel on OMR road is immensely important for this hospitality territory, catering not just to IT and business travellers but also to growing MICE demand in the region. This will strategically expand the company into an emerging corridor of the Chennai real estate market, a city where it has a great presence in both the office and hotel sectors. Prestige Group secured another YMCA’s parcel in the vicinity to develop a mall-cum-commercial complex that is expected to complement Brigade’s project and make the Perungudi stretch a much-needed lively mixed-use destination.

Over the last decade, OMR, often dubbed as Chennai’s IT Expressway, has witnessed some rapid infrastructure growth and sustained corporate leasing activity. With large investments being made by major developers like Brigade and Prestige, industry experts suggest that Perungudi would emerge as a main hub for office, retail, and hospitality.

In addition, the Brigade-YMCA transaction reinforces confidence in the long-term growth potential in OMR while also showcasing how institutional landowners are unlocking value through long-term partnerships with leading developers.
