Bharat Future City Land Acquisition Picks Up Pace in Telangana

Land acquisition for the ambitious Bharat Future City project has gathered significant momentum in Telangana, signalling the state government’s intent to fast track one of its most high profile urban development initiatives. Officials have begun surveying and preparing government and assigned lands in Rangareddy district, marking a crucial step towards implementation of the project envisioned as a next generation economic and industrial hub.

Around 2,200 acres of land in Kothapalli village are currently being surveyed, with officials identifying parcels suitable for transfer to the project. According to sources, land acquisition in Yacharam, Kandukur and Kadthal mandals is largely complete, with disputes remaining only for a limited extent of patta lands that are under court litigation. These pending cases account for a relatively small portion of the overall land requirement.

A substantial portion of the land being readied for Bharat Future City was originally acquired during the previous government’s tenure for the Hyderabad Pharma City project. More than 7,000 acres had already been acquired earlier and are now being repurposed, helping authorities save time and reduce fresh acquisition pressures. However, resistance from a section of farmers had earlier delayed the process, particularly over compensation and land ownership concerns.

Officials have reiterated that compensation for acquired land has been deposited with the competent authority and that any enhancement will be decided through due legal process. The state has also announced an attractive package for farmers, offering developed residential plots along with monetary compensation, following the model adopted earlier for Pharma City. This approach is aimed at building trust and ensuring voluntary participation rather than coercive acquisition.

In parallel, land acquisition has also commenced for a proposed 100 foot road connecting the Nagarjunasagar Highway to the outskirts of Nakkarthamedipalli. The road corridor, planned over nearly six kilometres, is expected to emerge as a key commercial stretch supporting the larger city project. Authorities have assured incentives such as tax exemptions and land conversion relaxations to encourage business development along the corridor.

The Bharat Future City project is planned over 30,000 acres on the outskirts of Hyderabad, with a significant portion to be developed through land pooling. The government has directed officials to expedite the process transparently, emphasising fair compensation and continuous dialogue with landowners. Once implemented, the project is expected to play a major role in driving investment, employment and long term urban growth in Telangana.
