AP RERA Makes Project Registration Mandatory to Strengthen Transparency

The Andhra Pradesh Real Estate Regulatory Authority has reinforced its regulatory framework by mandating registration for all housing projects exceeding 500 square metres or comprising more than eight apartments. The move is aimed at strengthening transparency and safeguarding the interests of homebuyers in one of the state’s most important economic sectors.

According to officials, any project that falls under this threshold must be registered with AP RERA before marketing or selling units. The authority has also warned that failure to comply will attract a penalty of up to 10 percent of the total project cost. This provision is intended to ensure that developers adhere strictly to regulatory requirements and maintain accountability throughout the project lifecycle.

To facilitate compliance, AP RERA has introduced a transitional window allowing developers of unregistered projects to complete registration within the current month. During this period, builders can avail a 50 percent reduction in penalties, encouraging them to regularise their projects without facing immediate financial strain.

Beyond registration, the authority has outlined several compliance requirements that developers must follow. These include submitting quarterly progress updates through the RERA portal, forming apartment owners’ associations upon project completion, and officially handing over the project to these bodies. The regulatory framework also ensures that agreements remain valid for five years after possession, offering extended protection to buyers.

The registration process also plays a critical role in facilitating financial operations. Developers require RERA registration to secure bank loans, release a portion of mortgaged land, and proceed with project funding arrangements. This ensures that projects remain financially viable while adhering to regulatory norms.

Officials have also emphasised that strict action will be taken against developers who delay projects or fail to deliver promised amenities. Homebuyers can file complaints under the RERA Act, enabling authorities to take corrective measures and enforce accountability.

With awareness campaigns being conducted across the state, AP RERA is focusing on educating both developers and buyers about their rights and responsibilities. The initiative is expected to enhance trust, improve project delivery standards, and contribute to a more transparent and reliable real estate market in Andhra Pradesh.
