Ample Parks Unveils ₹800 Cr Industrial & Logistics Hub in Chennai, Eyes Nationwide Expansion

Ample Parks has launched its first industrial and logistics park at Mahindra World City (MWC), Chennai, as a joint venture between Actis and Mahindra Lifespaces. With an investment of ₹800 crore, the project covers 71 acres and brings 2.1 million sq. ft. of leasable space designed at Grade A, thus positioning it largest such facility among all comparable facilities at MWC’s Domestic Tariff Area.

Strategically anchored to the Oragadam-Maraimalai Nagar industrial corridor, the plant is adept at feeding high-potential industries like engineering, auto components, electronics, white goods, and other allied industries. The company anticipates earning ₹110 crore annually after the park is fully operational and an approximately ₹1,400 crore inflow during the next decade.

“We’ve already broken ground, and 500,000 sq. ft. of space is now ready for lease,” said Ample Parks CEO and Director Akash Rastogi. Of course, the venture is expected to provide direct employment to about 11,000 people.

The Chennai launch by Ample Parks is a broader aspect of a national strategy. It has also considered two additional projects in Tamil Nadu: another in Chennai and one in Hosur, which is also expected to be confirmed in the next three months.

“We’re very bullish about Tamil Nadu, especially Chennai. This is just the beginning,” Rastogi said, noting plans to expand the current land portfolio tenfold over the next five to seven years through multiple projects across India.

After Tamil Nadu, Ample Parks is looking at tier-1 cities like Mumbai, Delhi NCR, Pune, Ahmedabad, and Kolkata, where fast-developing demand due to consumption and manufacturing continues to grow. Emerging opportunities are also seen in growing tier-2 cities like Lucknow, Jaipur, Guwahati, and Nagpur, which will emerge as regional economic hubs along with their greater industrial footprints.

With very solid backing and an even stronger roadmap ahead, it can be assumed that Ample Parks is poised to be one of the key players in India’s industrial real estate swiftly maturing.
