Chennai’s residential property market is set for another price revision, with SPR City announcing higher apartment prices at its premium residential developments, Highliving District and SPR Sky Towers, following Vijayadashami. The revision comes amid strong buyer interest, limited availability of homes and rising costs associated with land and construction.

Under the revised pricing, buyers will pay an additional ₹5 lakh for a 2 BHK apartment, ₹10 lakh for a 3 BHK home and ₹15 lakh for a 4 BHK residence. The new prices will take effect after Vijayadashami, marking a change in the pricing structure across the two developments.

The announcement comes as both projects report substantial sales. Highliving District has sold approximately 95% of its inventory, while SPR Sky Towers has achieved around 75% sales. The figures indicate continued demand for residential properties within the integrated township, although the availability of homes varies between the two developments.

The price revision also reflects the broader cost pressures facing residential developers. Land values, construction expenses and inflation have contributed to higher project costs across the housing sector. In markets such as Chennai, where demand for premium residential developments remains an important segment of the property market, these factors can influence pricing decisions as projects progress and available inventory declines.

SPR City is positioned as an integrated township in Perambur, North Chennai. Beyond residential apartments, the development brings together retail spaces, education, healthcare, landscaped areas and lifestyle amenities within a single development. Such integrated projects are designed to provide residents with access to essential services and recreational facilities within the township.

The latest revision could influence purchase decisions among prospective homebuyers who are evaluating apartment prices, configurations and amenities in Chennai. Buyers considering 2 BHK, 3 BHK or 4 BHK homes at the two developments will need to account for the additional cost once the revised rates take effect.

With most of the inventory at Highliving District already sold and SPR Sky Towers reporting substantial sales, future pricing will depend partly on remaining availability and prevailing market conditions. Further revisions could also be influenced by changes in land prices, construction costs and inflation.

For homebuyers tracking Chennai’s premium housing market, the announcement highlights how demand, inventory levels and development costs continue to shape residential property pricing.
