Prestige Estates Projects Ltd is preparing for a major expansion of its residential portfolio, with plans to launch properties worth ₹40,000 crore during the second half of the 2026–27 financial year. The Bengaluru-based developer is looking to capitalise on housing demand during the festive season and sustain sales momentum across its key markets.
The proposed launches will span Bengaluru, Mumbai, Delhi-NCR, Chennai and Hyderabad over the next two quarters, according to the company’s latest operational update. Prestige Estates Chairman Irfan Razack said the upcoming pipeline would help the developer maintain its sales performance through the remainder of the financial year.
The planned launch value represents a significant increase over the first half of FY27. Between April and September 2026, the company launched residential projects covering 23.14 million square feet, with an estimated revenue potential exceeding ₹16,200 crore.
Housing Demand Supports Expansion Plans
Prestige Estates has reported encouraging buyer interest in its recently launched projects, including developments introduced towards the end of the second quarter. Razack said these projects recorded healthy sales traction, while sales from ongoing developments also remained strong.
The company is banking on this demand to support its ambitious launch schedule. However, the actual sales performance will depend on project execution, market conditions and buyers’ response to new inventory across individual cities.
Prestige Estates recorded sales bookings of ₹30,024 crore in the 2025–26 financial year, marking a 76% increase over the previous year. For FY27, the developer is targeting sales bookings of approximately ₹35,000 crore to ₹36,000 crore.
Its reported first-half sales bookings stood at ₹13,804.3 crore, according to the operational update.
Five Cities Drive the Development Pipeline
The planned launches cover some of India’s major residential property markets. Bengaluru remains the company’s home market, while Mumbai, Delhi-NCR, Chennai and Hyderabad provide opportunities to expand its presence across established and growing urban centres.
Prestige Estates has a diversified portfolio spanning residential developments, commercial properties, retail spaces, hospitality projects and integrated townships. As of June 2026, the group had delivered 319 projects covering 216 million square feet and maintained a pipeline of 137 projects spanning 229 million square feet.
The ₹40,000 crore launch programme will be an important test of the company’s ability to convert its development pipeline into sales. With the second half of FY27 approaching, the pace of launches and subsequent customer bookings will be key indicators of its performance in India’s competitive housing market.
