Chennai-based real estate developer Sameera Group is entering the industrial and logistics real estate segment with a proposed ₹150 crore investment in a 4.5 lakh sq. ft. development at Sriperumbudur, marking a shift beyond its established residential plotted development business.
The project is expected to cater to light manufacturing, e-commerce, third-party logistics (3PL) providers and other supply-chain operators. Building plan approvals have been secured, and construction is expected to begin shortly. The facility is scheduled to become operational within 12 to 15 months.
The move comes as Chennai continues to attract industrial and warehousing demand, supported by its manufacturing base and established industrial corridors. Sriperumbudur, located along the Chennai–Bengaluru Highway, has emerged as a major destination for automotive, electronics, engineering and ancillary manufacturing businesses.
According to Knight Frank’s India Warehousing Market Report 2026, Chennai recorded 8.3 million sq. ft. of warehousing transactions in 2025, representing a 42% year-on-year increase. Manufacturing accounted for 59% of the city’s total demand. The Sriperumbudur–Oragadam cluster contributed 77% of Chennai’s warehousing transactions during the year, underlining the concentration of industrial activity in the corridor.
Sameera Group Managing Director and CEO Jayakumar Murugesan said the company plans to build on its experience in land acquisition and development while expanding into the business-to-business segment. The proposed park is being planned as a Grade A facility with infrastructure designed for modern manufacturing and logistics requirements.
The development will incorporate common infrastructure and internal movement systems, alongside sustainability measures. These include rooftop solar readiness, rainwater harvesting, wastewater recycling, energy and water monitoring, and electric vehicle charging infrastructure. The company is also pursuing IGBC Platinum certification for the project.
₹1,800 crore expansion plan across South India
The Sriperumbudur project is the first step in a broader industrial and logistics expansion strategy. Sameera Group plans to develop between 5 million and 6 million sq. ft. of industrial and logistics space over the next five years, with a projected investment of approximately ₹1,800 crore.
The company has already acquired land for future developments in Chennai, Hosur and Bengaluru. These projects are at different stages of planning.
The expansion positions Sameera Group to participate in the growing demand for organised industrial and logistics facilities across South India, with Sriperumbudur serving as its entry point into the segment.
