India’s homebuyers are showing a clear preference for larger homes, with 3BHK properties emerging as the most sought-after configuration, according to Anarock’s First Half 2026 Consumer Sentiment Survey.

The survey, which covered 8,320 respondents aged between 23 and 77 years across 14 cities, found that 48% of participants preferred 3BHK homes. Two-bedroom homes remained the second-most preferred option, with 38% of respondents choosing the configuration.

The preference for larger homes has also strengthened over the past two years. Demand for 4BHK and larger homes increased to nearly 5% in the First Half of 2026, compared with around 3% during the same period in 2024.

Ahmedabad recorded the highest preference for 3BHK homes at 57%, followed by Chennai and Delhi-NCR at 53% each. Hyderabad recorded a 52% preference, while Pune stood at 47%. Bengaluru and Kolkata both recorded 46%. Mumbai Metropolitan Region had the lowest preference among the surveyed markets at 39%.

The shift towards bigger homes is also reflected in buyer budgets. The ₹90 lakh to ₹1.5 crore price range has emerged as the most preferred budget segment, indicating that buyers are increasingly willing to spend more for additional space, better configurations and housing quality.

At the same time, rising property prices remain a concern. About 65% of survey respondents said they were at least moderately concerned about the recent increase in housing prices. However, 44% still intend to proceed with their planned purchase. Another 38% may delay their purchase, while 18% could postpone it indefinitely or cancel their plans.

Affordability was identified as the biggest reason among buyers delaying or cancelling purchases, accounting for 44% of responses. Reduced property choices within the preferred budget was another major factor, cited by 32%.

Despite these pressures, end-use continues to drive the residential market. Around 68% of respondents said they were buying homes for self-use, while 32% were purchasing primarily for investment.

The survey also showed growing interest in new housing projects. About 34% of respondents preferred new launches, compared with 18% who opted for ready-to-move-in homes.

Overall, the findings point to a continuing shift towards larger homes and higher-value housing. For developers, the data highlights the importance of balancing larger configurations with location, affordability and the changing expectations of end-users.
