Chengalpattu is set to see a major new commercial development with Bengaluru-based real estate developer GT Bharathi securing a licence from the World Trade Centers Association to develop a World Trade Center business in the district.

The proposed development is planned as the centrepiece of a large IT-focused mixed-use township spread across approximately 150 acres. GT Bharathi estimates the overall development value at around ₹7,000 crore, making the project one of the larger planned commercial developments in the region.

The World Trade Center licence will bring the proposed development into the global World Trade Center network, which comprises more than 300 businesses across nearly 100 countries and territories. The association provides a recognised platform for businesses involved in international trade, investment and commercial activity.

GT Bharathi plans to integrate the World Trade Center with a broader township rather than develop it as a standalone commercial complex. The IT-focused project is expected to combine business and mixed-use development, creating a larger commercial ecosystem in Chengalpattu.

At full build-out, the development is expected to generate more than one lakh jobs, according to the company. The proposed employment potential could make the project an important contributor to economic activity in the Chengalpattu region as the district continues to attract industrial, residential and commercial development.

The move also expands the presence of the World Trade Center brand in South India. Bengaluru-based Brigade Group has previously developed a World Trade Center in Chennai, giving the region an existing example of the brand’s commercial office model.

For GT Bharathi, the Chengalpattu project represents an opportunity to establish a large-scale business destination outside Chennai’s traditional commercial core. The proposed IT township could support companies, professionals and service businesses while adding new commercial infrastructure to the wider Chennai metropolitan region.

With a sizeable land parcel, a global business brand and an estimated ₹7,000 crore development value, the proposed World Trade Center is expected to remain a significant real estate development to watch as plans for the Chengalpattu project progress.
