HMDA Sets ₹120 Crore Per Acre Upset Price for Neopolis Land Auction in Hyderabad

Hyderabad’s premium real estate market is set for another high-value land auction, with the Hyderabad Metropolitan Development Authority (HMDA) preparing to put prime parcels in Kokapet’s Neopolis and Golden Mile layouts under the hammer.

The Neopolis land has been assigned an upset price of ₹120 crore per acre, while the minimum bidding price for the Golden Mile parcel has been fixed at ₹70 crore per acre. The two parcels will be auctioned on September 9 as part of HMDA’s latest round of land sales across Hyderabad.

The Neopolis parcel measures 4.59 acres, while the Golden Mile parcel covers 0.70 acres. The pricing reflects the sharp appreciation of land values in Kokapet, which has emerged as one of Hyderabad’s most sought-after commercial and mixed-use development locations.

HMDA’s earlier auctions indicate the potential for aggressive bidding. In December 2025, the authority generated around ₹1,000 crore from the sale of Neopolis land. One parcel fetched ₹131 crore per acre, while another was sold for ₹118 crore per acre. Across three earlier auction phases, HMDA had generated around ₹3,708 crore.

The latest auction is part of a wider exercise covering land parcels in several residential layouts and other locations. The auction schedule runs from August 24 to September 9.

Among the other locations included are Hydernagar near Kukatpally, Mokila, Bachupally, Inmul Narva near Kothur, Bairagiguda in Gandipet mandal, Chandanagar, Suraram, Kapri, Kistareddipet and Saroornagar.

Different upset prices have been fixed depending on the location and size of each parcel. In Mokila, plots measuring between 300 and 500 square yards have a minimum price of ₹55,000 per square yard, while Bachupally has been assigned a minimum of ₹45,000 per square yard.

For a 2,420-square-yard parcel, HMDA has fixed an upset price of ₹75,000 per square yard. In Suraram, a 4,840-square-yard parcel carries a minimum price of ₹55,000 per square yard.

The Kokapet auction will be closely watched by developers and investors, particularly after previous transactions demonstrated the premium commanded by land in Neopolis. The outcome could provide another indication of demand and pricing appetite in Hyderabad’s high-end property market.
