Flexible workspace operator COWRKS has significantly expanded its footprint in Chennai with the launch of six new managed office centres, reinforcing the city’s position as one of India’s fastest-growing office markets. The expansion adds more than 2.9 lakh sq ft of workspace and over 3,900 desks, reflecting the growing demand for flexible and managed office solutions among corporates, technology firms, startups, and multinational companies.

With the latest addition, COWRKS has increased its presence in Chennai from four operational centres offering more than 2.1 lakh sq ft of workspace and around 2,900 desks to ten centres spanning nearly 5 lakh sq ft and over 6,800 desks. The move aligns with the company’s long-term strategy of strengthening its managed office portfolio across major business destinations in India.

Chennai continues to emerge as a preferred destination for office occupiers due to its strong information technology ecosystem, manufacturing base, infrastructure development, and availability of skilled talent. The city has also witnessed growing demand for flexible office formats as companies increasingly adopt hybrid working models and seek scalable workplace solutions that can adapt to changing business requirements.

Backed by Brookfield Properties, COWRKS operates one of India’s largest managed workspace networks. The company currently manages 50 operational centres across major cities including Chennai, Bengaluru, Hyderabad, Mumbai, Pune, and Delhi-NCR. Its nationwide portfolio spans more than 2.4 million sq ft and provides over 30,200 desks to enterprises and professionals.

Industry experts believe the flexible workspace segment will continue to witness strong momentum as organisations focus on cost optimisation, employee convenience, and operational flexibility. Chennai, in particular, remains a key growth market due to sustained commercial real estate activity and increasing demand from domestic and global businesses.

The latest expansion not only strengthens COWRKS’ market position in South India but also highlights the growing role of managed office spaces in shaping the future of India’s commercial real estate sector.
