The Executive Centre Leases 4.65 Lakh Sq Ft Across Bengaluru, Hyderabad And Chennai

Premium flexible workspace provider The Executive Centre has leased 4.65 lakh sq ft across multiple centres in Bengaluru, Hyderabad and Chennai, strengthening its presence in South India’s fast growing office market. The expansion will add more than 6,000 workstations and comes at a time when Global Capability Centers, multinational corporations and leading Indian enterprises are increasingly choosing flexible and managed office solutions.

The company will add three new centres in Bengaluru. These include The Earth Centre, spread across nearly 91,000 sq ft with over 1,100 workstations, UB City with around 9,600 sq ft and over 100 workstations, and Brickell Tower with nearly 80,200 sq ft and close to 1,000 workstations. Bengaluru continues to remain one of India’s strongest office leasing markets, supported by technology companies, GCC expansion and premium workspace demand.

In Hyderabad, The Executive Centre will add a large managed office at Avance Business Hub. The centre will cover about 2.04 lakh sq ft and offer around 2,820 workstations. Hyderabad has been witnessing strong demand from global occupiers, technology firms and enterprise clients looking for scalable office infrastructure.

Chennai will also see a major addition, with The Executive Centre opening at DLF Downtown 2 on Level 15. The Chennai centre will offer around 80,450 sq ft and more than 1,000 workstations, catering to the city’s growing base of global and domestic occupiers.

The expansion reflects the changing nature of India’s office market, where businesses are moving beyond traditional leases and looking for workplaces that combine flexibility, premium services and operational efficiency. A Cushman & Wakefield report highlighted South India’s importance, with Bengaluru accounting for 31 percent of quarterly gross leasing volumes, followed by Hyderabad at 22 percent. Flexible workspace operators contributed 22 percent of leasing activity, showing strong adoption of managed office formats.

The Executive Centre said South India remains a key growth region, supported by GCC demand, multinational occupiers and rising flexible workspace adoption. The TEC Group operates across 38 cities in 15 markets.
