Appu Hotels Sells Prime Gerugambakkam Land for Rs 172 Crore as Le Meridien Chennai Enters Major Revival Phase

Appu Hotels has taken a strategic step that is expected to reshape its future growth journey as the group completed the sale of a prime twenty six acre land parcel in Gerugambakkam near Chennai airport for about Rs 172 crore to leading developer VGN. This transaction was finalised two months ago and has enabled the group to significantly ease its high cost debt burden. The development also signals a turning point for the business led by industrialist Palani G Periasamy who has been working to regain full control over his hospitality assets.

Periasamy confirmed that Appu Hotels is now entering a fresh phase of expansion with renewed confidence. The group owns the iconic Le Meridien Chennai in Guindy which stands as one of the citys earliest international hospitality brands. After navigating financial hurdles and the National Company Law Tribunal framework in recent years the company is now moving towards a stronger footing.

A crucial chapter in this revival story began in 2023 when Thyrocare founder A Velumani stepped in through his investment entity Iheart Properties Private Limited. He provided financial support against the security of the hotel and freehold land enabling Periasamy to settle substantial dues and continue the legal process related to the attempted takeover bid made by MGM Healthcare chairman M K Rajagopalan. Velumani recently stated that a part of the loan has already been repaid and he continues to receive interest on the remaining amount.

As Le Meridien Chennai marks its silver jubilee on December thirty the hotel is preparing for a major repositioning in the market. Appu Hotels will renew its long standing partnership with Marriott International through a twenty year agreement. The property will also undergo a significant renovation estimated at around Rs 100 crore funded through internal resources and debt. Periasamy noted that the refurbishment would elevate the hotel to a new level in the premium hospitality segment and strengthen its competitive edge in the Chennai market.

With selective monetisation of non core assets and a stronger partnership pipeline Appu Hotels is stepping into a phase filled with stability focus and renewed ambition.
