
Federation of All India Real Estate Associations (FAIRA) has appealed to the Tamil Nadu Real Estate Regulatory Commission (TRERA) to register the house and residential projects and issue orders to the public immediately if the applicants pay the fee to the concerned department for the replacement of electrical wiring and fittings passing through the new house site.
Dr. A. Henry, Founder and National President of All India Real Estate Federation along with the office bearers met the Chairman of TNRERA, Mr. Sivadas Meena regarding various issues in the Tamil Nadu Real Estate Regulatory Authority.
Commercial Premises: Problems in Tamil Nadu Real Estate Regulatory Commission, Legal Issues, Housing Division, Apartment. Delays in the registration of housing projects sanctioned under the Commercial Properties and Real Estate Regulation Act were discussed in detail. Further, it was discussed to impose a maximum penalty of Rs.3000 / -to Rs.15,000 / -per plot in urban and rural areas respectively and also to impose a maximum penalty of 1% of the total value of the project.
Resolutions: FAIRA has stated the meeting held with the President of TNRERA, Shivdas Meena, and some of the demands made on behalf of the FAIRA Federation during the meeting. This is the summary and requirements of the report.
The Tamil Nadu Real Estate Regulatory Authority (TRERA) has been directed to expedite the disposal of 2680 unresolved projects of the public.
If developers apply to register their new projects with the Real Estate Regulatory Authority, it should be done within a week for new housing units and within two weeks for residential and commercial projects. Under Section 5 (2) of the TNRERA Act, the Commission is required to register within 30 days and reduce the period of registration to 15 days. In cases where there is a delay of more than 15 days from the date of registration with TNRERA to issue the order, the said application shall be deemed to have been approved as per Automatic and Deemed Approval.
Exemption from the imposition of penalty on developers who register for reasons of guideline value fixation based on TNRERA’s consent slip and for unforeseen exigencies in the registration office – The penalty imposed on some people due to the above-mentioned reasons should also be canceled even after obtai ning the consent slip duly registered by the provisions of TNRERA recently.
Home, real estate developers and buyers are not adequately aware of TNRERA’s legal schemes and regulations. Therefore, it is necessary to create awareness about the above by recording videos in Tamil language through the TNRERA website. TNRERA’s statutes, procedures, new policies, orders, circulars and letters should be published in Tamil language for easy understanding of the public. The activities, information, services and assistance of TNRERA should be made available to the general public in Tamil, the language of the State, through the Integrated Service Centres (ICs).
Hope: Having heard the above demands and various comments and suggestions, the Chairman of TNRERA, Shivdas Meena, has expressed the hope that the above-mentioned demands of the FERA Federation will be considered and some of them may be referred to the Government under TNRERA Act 32 for resolution. He also spoke to the TNRERA members and the Tamil Nadu government in detail and assured them that all the demands of the aforementioned FAIRA consortium will be addressed at the earliest, “the statement said.
