Walmart Rents 4.6 Lakh sq.ft in Chennai, Rent at ₹3.26 Crore Per Month

Walmart has rented a huge 4.6 lakh sq. ft area in Chennai, securing a monthly rent of ₹3.26 crore. Under the lease deal, which started on January 1, 2025, the rent has a 4% annual increment.

The lease is a major expansion step by India’s international retail behemoth. At the introductory rate, the rent works out to around ₹71 per sq ft per month. But with the annual increase included, Walmart will be shelling out nearly ₹3.8 crore a month by December 2029, working out to about ₹82 per sq.ft.

While specifics are not available regarding whether it is a warehousing, backend, or retail-type facility, the scale suggests it could be used as a warehouse or logistics/fulfillment facility to increase Walmart’s presence in India.

Walmart runs one of the largest hypermarket chains, discount department stores, and grocery stores in the world. In addition to the United States, Walmart has a presence in 18 other nations, including India, where it is increasing online as well as offline presence

The transaction of the leasing business is an expression of Walmart’s long-term orientation towards India, where the business is investing selectively to boost supply chain efficiency as well as bolster its presence.

This move also reflects increasing demand for large-box commercial and logistics real estate in tier-1 cities like Chennai, especially from retail behemoths and multinational corporations.
