
A sweeping new visa policy from the White House is sending ripples across India’s property landscape. US President Donald Trump has signed a proclamation imposing a steep $100,000 (₹88.1 lakh) annual fee on most H-1B visa petitions, effective September 21, 2025. With 71 percent of approvals in FY2024 granted to Indian nationals, analysts warn that the move could significantly reshape both residential and commercial real estate demand in India’s major metro cities.
Real estate experts highlight that IT hubs like Bengaluru, Hyderabad, Pune, and Gurugram—long driven by NRI demand and remittance-backed investments—are likely to feel the immediate pinch. Premium housing demand may decline as overseas assignments get deferred and families reconsider big-ticket home purchases. Mid-to-high-end projects aimed at tech buyers may also witness slower absorption in the coming quarters.
According to consultants, remittance-driven housing demand has silently powered India’s residential markets for more than a decade. The sudden spike in H-1B costs could cool sentiment among Indian professionals aspiring for US opportunities, thereby lowering property investments back home. Experts also point to risks such as delayed homebuying decisions, weaker demand in luxury housing, and reduced second or third home purchases due to job uncertainties.
However, not all signals are negative. Analysts expect a silver lining in the commercial real estate sector. With American firms rethinking staffing and visa costs, the offshoring model is likely to accelerate. Indian cities, offering cost advantages and deep talent pools, are positioned to benefit from increased office leasing. According to CBRE, Global Capability Centres (GCCs) already account for 35–40 percent of office space absorption in cities like Bengaluru, Hyderabad, and Pune. That figure is expected to climb significantly by 2026 as companies consolidate operations in India.
Overall, the $100,000 (₹88.1 lakh) H-1B fee marks a turning point for India’s property sector. While luxury and premium housing could face pressure, the mid-segment market, rental ecosystems, and commercial office spaces may see fresh momentum, reshaping how global policies influence Indian skylines.
