Serene Communities Announces Rs 500-Crore Investment to Boost Senior-Living Infrastructure in Kerala

Serene Communities, a leading senior-living operator backed by Columbia Pacific, has announced a significant expansion into Kerala with a Rs 500-crore investment plan. The company has partnered with Kochi-based Asset Homes to develop four dedicated senior-living communities across the state. This strategic move aims to address the fast-growing needs of Kerala’s ageing population, which is one of the highest in India.

The upcoming projects will collectively span 1.69 lakh sq ft and are designed to offer holistic, secure and medically supported living environments for senior citizens. Each development will integrate clinical oversight through KITES Senior Care, a specialised eldercare provider, ensuring round-the-clock medical support, wellness monitoring and personalised care services. In addition, Serene Communities has formed a partnership with Rajagiri Hospital, which will provide advanced healthcare access, emergency response support and specialised medical guidance for residents.

The first project under this initiative, titled Serene Young @ Heart, has already been launched in Kochi. It features 211 residences comprising one-BHK, 1.5-BHK and two-BHK units, tailored to meet the comfort and mobility needs of seniors. The project offers a range of amenities including dining facilities, recreation spaces, physiotherapy support, supervised activities and a secure community environment. The development is slated for completion in 2028.

Kerala, with its high life expectancy, strong NRIs presence and reputation as a retirement-friendly state, has emerged as a preferred destination for senior-living investments. Serene Communities aims to tap into this demand by expanding its footprint further. The company has outlined plans to develop 15 additional senior-living projects across India, targeting a portfolio of 10,000 homes by 2030.

This large-scale investment reflects the rising prominence of the senior-housing segment in India’s real estate landscape. As lifestyle demands shift and families increasingly seek professional eldercare solutions, integrated senior-living communities like those planned by Serene Communities are expected to play a crucial role in shaping the future of retirement living in the country.
