
Bengaluru-headquartered Prestige Estates Projects is planning to double residential project launches in FY26, following a robust FY25 with aggressive growth across major metro cities.
During FY25, the property developer introduced 26.28 million sq. ft. of housing space in Bengaluru, Mumbai, and Hyderabad, with a gross development value (GDV) of ₹26,222.8 crore. Pointedly, during the fourth quarter itself, Prestige introduced 14 million sq. ft. of new projects, adding ₹16,133.8 crore to the GDV of the year.
Leaving this momentum, the company will substantially increase launches in FY26. One of the new rollouts is a housing project in Indirapuram, Delhi-NCR, and plotted projects in Bengaluru. High-volume apartment townships are also slated in Mumbai, Hyderabad, Bengaluru, and Chennai. Another new project in Goa is also likely to hit the market during the first half of the year.
The company’s growth plans are in line with the broader surge in India’s real estate sector. Peer developer Macrotech Developers, for instance, secured 10 land parcels in FY25, targeting projects with an estimated sales potential of ₹24,000 crore.
While demand in the luxury housing market remains steady, Prestige Estates is shifting focus to the mid-income segment a market still facing a supply gap.
“We continuously review the demand scenario to fine-tune our product offerings to offer the right apartment sizes with the right ticket price in our new launches,” said Irfan Razack, Chairman and Managing Director of Prestige Group.
The company aims to address the underserved mid-income buyer pool by tailoring apartment sizes and pricing strategies. With the sector witnessing a long-term demand thrust, particularly in metros, Prestige is setting up to secure a higher market share in FY26.
The expansionist stance reflects the bullish approach of the company and the approach to achieving a balance of premium offerings against affordable housing to create growth across different income segments.
