Bengaluru’s Crown Jewel of Real Estate

The most sought-after address in Bengaluru, Indiranagar, continues to be Bengaluru’s ace for housing luxury, urbane lifestyle, and location-beckoning address. Widespread for expensive bungalows, lavish apartments, and pulsating commercial activity.
It was once a quiet BDA layout in the 1970s, but it grew to emerge as the hub for the abode-seeking elite of Bengaluru.

The locality gained international recognition with 100 Feet Road becoming an iconic high street. According to the *Main Streets Across the World 2024 report by Cushman & Wakefield, 100 Feet Road had phenomenal year-on-year rental growth at 32 percent with it emerging at the top position in the high streets of Asia-Pacific. This change was immensely visible as Kiran Kumar, Vice President of Hanu Reddy Realty, pointed out that what was ₹2,000 per square foot in 2001 to a whopping ₹40,000 per square foot today on 100 Feet Road.

Other than being a business center, Indiranagar continues to be on the favorites list of its residents. Defence Colony and HAL Second Stage feature wide tree-lined streets that exude old-world charm alongside modern luxury.

Rates in Defence Colony are above ₹40,000 per square foot, and HAL Second Stage ranges between ₹30,000 and ₹35,000 per square foot.

Options go up to the spectrum for the renters. The rent of 2BHK units ranges from ₹40,000 to ₹60,000. Studio apartments measure 300 to 400 square feet and go from ₹20,000 to ₹30,000 per month.

Fast commercial growth, however, has created challenges. Environmental activist Sandeep Anirudhan cited the pressure on infrastructure: “There are so many zoning violations, and commercial expansion is not regulated. Intermitant” work by the BBMP does not resolve the issue.

It’s the very epitome of luxury living mixed with thriving commerce, and excellent connectivity, which makes Indiranagar the prime real estate for Bengaluru to attract the right investors and resident seekers.
