
In a strong push to its expansion strategy, Godrej Properties has acquired a 14-acre land tract in the high-patronizing Kharadi-Wagholi micro-market of Pune. The Mumbai-headquartered realty giant will construct a luxury residential complex on the land tract, which has a developable potential of 3.7 million sq. ft. and an estimated top-line of ₹4,200 crore.
This is Godrej Properties’ entry into the Kharadi-Wagholi belt for the first time, a fast-developing residential and commercial belt led by high infrastructure and IT-industry demand. The company made the acquisition announcement in a regulatory filing on Monday.
This micro-market is well-aligned with our strategy of increasing presence in primary cities,” said Gaurav Pandey, MD & CEO of Godrej Properties. “We are excited to develop a high-end residential project that creates long-term value for its inhabitants.
The move is a part of the company’s long-term plan to introduce projects of ₹40,000 crore in FY26. Pune, being one of its strategic markets, remains a focus area along with other major markets such as the Mumbai Metropolitan Region, Delhi-NCR, Bengaluru, and Hyderabad.
As demand for housing properties in Kharadi-Wagholi picks up, industry experts state the move consolidates Godrej’s foothold in one of the fastest-growing corridors of Pune.
