In a milestone for the real estate sector in India, Godrej Properties Ltd (GPL) has set a new benchmark with ₹29,444 crore worth of sales bookings for the financial year 2024-25. This is the highest annual sales by any Indian developer, eclipsing Crest’s own previous best of ₹22,500 crore in FY24 and its FY25 guidance of ₹27,000 crore.

The developer based in Mumbai sold more than 15,000 units in the year, fueled by robust demand across major urban markets. The October-December quarter’s booking value was at ₹10,163 crore, a 7% increase year-on-year and the highest-ever quarterly sales in GPL’s history.

“These figures for full-year bookings in value and volume are the strongest ever recorded in Indian real estate,” the company said in a statement on Tuesday.

Such state GPL is likely to maintain its position as the number 1 selling real estate developer for the second year in a row, ahead of peers–Macrotech Developers (Lodha), DLF Ltd, and Prestige Estates Projects Ltd.

Lodha also reported FY25 bookings of ₹17,630 crore, slightly higher than its target of ₹17,500 crore. DLF, which had targeted ₹17,000 crore, exceeded this by the December quarter itself, buoyed by the sale of its premium Gurugram project, The Dahlias, reaching a nine-month tally of ₹19,187 crore. For April–December, Prestige Estates reported sales of ₹10,066 crore, against a full-year target of ₹24,000 crore.

GPL’s success was also geographically widespread. The NCR was the largest contributor at over ₹10,500 crore; the Mumbai Metropolitan Region (MMR) came in second with ₹8,000 crore and ₹5,000 crore from Bengaluru. Godrej Properties MD & CEO Gaurav Pandey noted the firm was well placed for future growth, “The ₹6,000 crore we had raised in via QIP in December 2024 combined with record operating cash flows in FY25 should fuel our growth for many years to come.”
