Brigade Group, Gruhas Launch ₹300 Cr Fund to Boost Sustainable Real Estate Startups

Brigade Group, together with Gruhas, announced `The Earth Fund’, India’s first real estate tech and sustainability-focused investment fund, marking a decisive step towards sustainable real estate and technology-led innovation. The call is part of Zoiros Projects the Zoiros incubator and represents a major push to support the best high-growth startups building solutions for construction, real estate, and sustainability today.

A SEBI-registered Category II Alternative Investment Fund (AIF) of ₹200 crore, the fund has a ₹100 crore green-shoe option, taking its potential corpus to ₹300 crore. It aims to financially aid startups whose innovations focus on the built environment by utilizing the expertise of both Brigade’s extensive real estate know-how and Gruhas’ investing experience. The Earth Fund invests in Pre-Series A and Series-A PropTech (property technology) and sustainability-driven start-ups. Startups selected for funding will see an investment of $1-2 million each, especially ones with established product-market fit and scalable growth potential.

Investments will be made across UrbanTech and sustainability solutions, across multiple sectors as follows:

✅ PropTech & Construction Tech — Smart building solutions, AI-driven construction management, and digital real estate platforms.

✅ Climate Tech & Clean Tech – Building materials, carbon-neutral technologies, and waste management solutions.

✅ Smart Mobility & Energy solutions – EV infrastructure, renewable energy integration, next-gen urban transport.

The Earth Fund also keeps reserves for follow-on investments in companies showing strong growth, with intentions to back 10–15 startups. A few potential investments are already in consideration, with funding announcements expected shortly.

This move also reflects a progressive shift toward sustainability and innovation in India’s real estate sector and cements The Earth Fund’s position as a game-changer driving a greener and tech-enabled built environment.
