BDA to Develop Six Residential Layouts with 50,000 Plots Along PRR-2

The Bangalore Development Authority (BDA) announced its decision to develop six new residential layouts with about 50,000 plots along the other proposed Peripheral Ring Road (PRR) more or less following the Hosur-Bangalore-Mysore Road and cutting through important large stretches like Bannerghatta and Kanakapura Roads.

Paying an acquired fee for land could be costly, explained BDA commissioner Jayaram N, who elaborated that the existing land acquisition act does not provide favorable compensation for the farmers. To overcome these issues, the BDA has opted to go through a public-private partnership (PPP) route, ensuring fair compensation to the farmers. An officer from BDA further mentioned that there was a great demand for sites within the city, which had persuaded the BDA to develop 50,000 new plots.

The project will involve the acquisition of approximately 3,000 hectares of both government and private land for the six layouts. While compensation rates are yet to be finalized, BDA is currently in the early stages of land identification. Teams have been deployed to conduct surveys and gather information from landowners. Under the new plan, farmers providing land will receive compensation in a 40:60 ratio and will be allotted plots within the same layout, according to BDA’s regulations.

PRR-2 is one of two major components of the Bengaluru Business Corridor, with PRR-1 set to connect Tumakuru Road to Hosur Road. The PRR-2 project includes the construction of a 30 km-long, 100-metre-wide road, with commercial plots stretching 24 metres on either side. Areas like BM Kaval, Gulakamale, and Kaggalipura are being considered for land acquisition.

The draft notification for land acquisition for PRR-2 is already prepared, with completion of land acquisition expected in 6 to 8 months. The entire project is slated for completion within two years.
